Energy advice for English-speaking homeowners in Flanders
Your Belgian energy certificate tells you what your home needs and what the law requires of you. The problem is it's 30 pages of Dutch technical language with no one to explain what it actually means for your home.

Over 80% of Flemish homes need renovation to meet 2050 targets
New buyers of E or F label homes must renovate within 6 years
Every EPC is issued in Dutch — for every homeowner
What you received
An EPC (Energieprestatiecertificaat) is a mandatory energy audit of your home, required at every property sale in Flanders. It scores your home from A+ to F and lists recommended improvements. What it doesn't do is tell you, in plain English, what any of it means.
A score from A+ to F shows how energy-efficient your home is. The average semi-detached home in Flanders scores around 370 kWh/m²/year. The 2050 target is 100.
If your home has an E or F label, Belgian law requires you to renovate it to at least label D within 6 years of purchase. The EPC tells you this in Dutch. We explain what it means for you.
The EPC lists every possible improvement — walls, windows, heating, ventilation, solar. But it doesn't tell you which ones matter most for your situation, or what to tackle first.
The EPC includes cost estimates — but they're generated automatically and assume you renovate everything to the 2050 target. For most homeowners, the real cost to meet your legal obligation is far lower.
Flanders has a phased renovation requirement tied to property sales. If you've bought a home with a poor EPC label, you have a legal deadline — but also more time and flexibility than you might think. We help you understand exactly what's required and chart the most cost-effective path to compliance.

Why EPCinEnglish
Our advisor holds a Passive House Consultant credential alongside RESNET, ZERH, and HERS certifications — and brings 20 years of hands-on building energy consulting to every engagement.
We're not affiliated with any contractor, installer, or product supplier. Our only interest is helping you make the best decision for your home and your budget.
Every document, call, and report is in English. We translate not just the language but the entire system — Belgian energy law, subsidy structures, and local contractor norms — into terms that make sense.
The EPC price estimates assume full renovation to the 2050 target. Your legal obligation is far more modest. We show you the minimum-cost path to meet your deadline — and the smart long-term path if you want to go further.
