An EPC (Energieprestatiecertificaat) is a mandatory energy audit of your home, required at every property sale in Flanders. It scores your home from A+ to F and lists recommended improvements. What it doesn't do is tell you, in plain English, what any of it means.

Your energy label

A score from A+ to F shows how energy-efficient your home is. The average semi-detached home in Flanders scores around 370 kWh/m²/year. The 2050 target is 100.

Your renovation obligation

If your home has an E or F label, Belgian law requires you to renovate it to at least label D within 6 years of purchase. The EPC tells you this in Dutch. We explain what it means for you.

Your recommended measures

The EPC lists every possible improvement — walls, windows, heating, ventilation, solar. But it doesn't tell you which ones matter most for your situation, or what to tackle first.

The price estimates

The EPC includes cost estimates — but they're generated automatically and assume you renovate everything to the 2050 target. For most homeowners, the real cost to meet your legal obligation is far lower.

This is the permanent target for purchased homes. The earlier plan to escalate to C, B, and A was abolished under the 2024–2029 Flemish government agreement.
2050
The Flemish government's long-term climate goal is for all homes to reach label A. This is a policy target — not a binding individual obligation tied to your purchase.
